Both the current month of June and the year to date sales of single family homes in Dutchess County are up by 19% compared to last year.
The June ’13 to June ’12 sales were 161 and 135, respectively and the year-to-date sales were 762 and 639, respectively. Santo (Sandy) Tambone, Executive Office with Mid-Hudson Multiple Listing Service said, “Other markers, such as available inventory and abundant purchase offers, indicate the second half of 2013 is likely to continue on a similar path.”
This year’s year-to-date median sale price is $232,500, which is still 5.1% below $245,000 posted last June. Yet when you compare the median sale price of January to now the median price is slowly moving upward. In January 2013 the median was 8.7% below previous. In June the differential is 5.1% below last year. Tambone noted, in the first six months of 2013 there is a recapture of a positive 3.6% in the median sale price overall.
